The HVAC Maintenance Checklist Every Baltimore Homeowner Needs

The HVAC Maintenance Checklist Every Baltimore Homeowner Needs

Most HVAC problems don’t appear out of nowhere — they build up slowly from small things that get skipped. Here’s a realistic checklist broken down by how often each task actually needs doing.

The tasks below cover what you can check yourself — for the parts that need a trained eye, that’s what our seasonal maintenance visits are for.

Monthly

  • Check the air filter. Hold it to light — replace if you can’t see through it. More often with pets.
  • Look at the outdoor unit. Clear leaves, grass clippings, and debris; keep at least 2 feet of clearance around it.
  • Listen for anything new. A sound that wasn’t there last month is worth noting, even if it doesn’t seem urgent yet.

Seasonally (Spring and Fall)

  • Schedule a professional tune-up. Spring for the AC before cooling season, fall for the furnace or heat pump before heating season.
  • Test the system before you need it. Run the AC in spring and the heat in fall while the weather’s mild — better to find a problem on a 65-degree day than during the first heat wave or cold snap.
  • Check and clear condensate drain lines (AC and, for high-efficiency furnaces, the condensate line there too).

Annually

  • Have ductwork inspected for leaks, damage, or signs it needs cleaning (see our duct guides for specifics).
  • Check your thermostat’s batteries and calibration if it’s not a smart thermostat with self-diagnostics.
  • Review your system’s age against typical lifespans (12–15 years for AC/heat pumps, 15–20 for furnaces) and start planning ahead if you’re approaching that range.

Why the Schedule Matters More Than Any Single Task

No single item on this list prevents every problem — the value is in catching small issues (a worn part, a slow refrigerant leak, a clogged line) during a scheduled visit instead of finding out during a breakdown.
